Conceptual Design

After successfully master-planning several other properties for them, a developer approached us to design their upcoming project. Set on the hills in east Sioux Falls, the expansive project is designed to be built in phases and include commercial, residential, offices, storm water detention infrastructure, and public green space and trails. The project was designed to meet all of these needs while also providing for variety in use and in style. The western and eastern zones on the property are designed to encourage a live-work community with stand-alone offices and commercial suites, along with trails, public space, and ponds stretching east-west across the site and to the north. Apartment buildings and townhomes on the southern part of the property will have expansive views of the area’s rolling hills and provide easy access to the surrounding trails.
