Struggling with a large, inefficient building, the Sioux Falls YMCA devised a reorganization plan to downsize their health and fitness services into a previous addition and create affordable housing units in the original gym building from 1920. Utilizing funds awarded by South Dakota Housing Development Association, fifty-two units were created that range from efficiency to four bedroom units. A portion of the building was removed to create a parking courtyard for handicap tenants, as well as to bring daylight into the building core. All existing windows were replaced with new that were designed to closely match the style of the original windows. Original infilled window openings were opened and restored with new windows. In the two gymnasium spaces, new floor trusses were added to separate the expansive space into two floors. Seven townhouse style units were created in one of the gyms, with bedrooms on the main floor and an open kitchen and living room on the second floor which feature impressive 20’ ceilings. Original wood floors and ceilings where maintained and highlighted wherever possible.
